Owner-Operated

The owner manages the property directly. You deal with the person who owns it — no property management company involved.

  • Often more flexible on lease terms
  • Common in the Butler-Tarkington and surrounding neighborhoods
  • Lawn care and trash service is typically included in the rent
Property Managed

A property management company handles day-to-day operations on behalf of the owner — typically a local company based in Indianapolis.

  • Professional maintenance and management processes
  • Local knowledge and community ties
  • May have standardized lease terms
  • Lawn care and trash varies by property — confirm with the listing
Institutional

Part of a larger real estate portfolio or corporate management company — regional or national operations managing a significant portion of the Indianapolis rental market.

  • Standardized application and lease processes
  • Dedicated maintenance teams and online portals
  • Less flexibility on lease customization
  • May charge additional fees (admin, pet, parking) beyond base rent
  • Lawn care and trash may or may not be included — always verify
